Final design and construction drawing phases are developed in continuity with the initial concept, and the contents are advanced in an integrated way to comply with the requirements expressed by the client. The design process encompasses all disciplinary areas, from building aspects to mechanical systems, structural features to fire safety and cost control. Through strategic decision making and planning governed by principles of functionality, aesthetics, sustainability, and efficiency, from the design process a final product emerges, ready to be built. Legitimate authorization and time scheduling guarantee the client a constant monitored plan to meet the expectations and ambitions of the project, designed to last and to establish a distinctive built marker within the urban context and territory.

At Open Project, to achieve complete integrated management of the information of a project, a BIM approach is used: three dimensional models are filled with project data and accompany the architectural design throughout all the development phases: from conception to definition to the built form and use. The linked models represent a design choice, they contain the results of analysis and collect sorted data on the basis of consolidated standards.

The outward side of the architecture is enhanced by the creative ability of the design concept; the structural skeleton, sometimes hidden, allows for its construction and engineering. At Open Project, design progresses using finite element calculation software (FEM) that translates into geometric modeling and analysis and verification of the structural elements but not for compliance of specific regulations in effect. In addition to providing the necessary support for a new architectural design concept, over the years a certain understanding has been developed towards the existing built heritage with the aim of designing renovation projects of reuse and reconversion of use, taking advantage of the vulnerabilities within the seismic context.

For proper building envelope design, which is fundamental for the energetic sustainability of buildings, the Façade Engineering team at Open Project (small but in growth), boasts specialized skills and the ability to coordinate in a positive way with the design team and manufacturing companies. The design is finalized in material and technological choices that are fit to make the architectural concept feasible, both technically and economically. The final design and construction design phases bring forward alternatives that are coordinated with the structural project, mechanical and systems design and building design: from the development of construction details and BIM models of the building facades, to on-site quality control of materials and their installation, to Building Envelope Commissioning (BEX), for both new construction and for recladding existing buildings.
