The project entails the redevelopment of a former abandoned industrial area that allows for the urban regeneration of the area, aiming to create a new urban center in an area of the city undergoing transformation. The volumetric design of the project includes the tallest tower in the region, a hotel, a multifunctional base with exterior shading and urbanized nearby walkways.
The hotel consists of two adjoining buildings of different heights, 6.000 to 9.000 sqm of usable area that accommodate a total of 180 rooms, as well as a congress center, a bar, a restaurant, and common areas.
The multifunctional base connects the tower to the hotel and is intended for mixed uses with 9.000 sqm of usable area. On the ground floor, there are health service facilities, commercial units, and a public open space. On the first floor, there is a large fitness area, which extends down to the basement. An underground parking structure of 20000 sqm guarantees 800 parking spaces. The exterior shading, the signature sail, covers the paved square that is open to the city.
The tower, with its 28 floors above ground, is intended for offices, with multifunctional spaces at the top. 125-meter-tall, it consists of operational levels that are 800 sqm of gross surface each, which can be divided in height into two areas or used as one space. It includes an entrance hall, underground floors for meeting and conventions, archives and mechanical systems areas and a lower adjoining volume for offices, services, and public establishments. The total area of the two volumes is 16.000 sqm.
Integrating all the design elements (envelope, systems, structures) reveals the superior building design with regards to energy consumption (rated class A), interior user comfort, architectural quality and real estate value. The building was the first in Italy to obtain LEED Gold certification.
The tower opens to the public for inclusion on the top floors of the CUBO company museum. Moreover, thanks to the underground underground railway line and to the realization of cyclopedestrian connections, the perception of the place from industrial to citizen with prospects of new quality settlements is transforming.
